The Lakefront Buyer's Checklist for Lake Erie

Buying a home on Lake Erie is not the same as buying inland. The property sits in a flood zone, the shoreline may be eroding, and the dock you want might belong to the HOA. This checklist walks through the steps, in order, so nothing surprises you at closing.

  1. 1 · Confirm it is true lakefront

    Verify the parcel actually touches the water and what that access means. A lake-view lot or a home with community beach access is not the same as a lot with direct frontage. Ask whether the beach and water are yours, shared, or public.

  2. 2 · Check the flood zone first

    Look up the address on the FEMA Flood Map Service Center. If it sits in a Special Flood Hazard Area, a lender will require flood insurance, which changes your monthly cost before you ever make an offer.

  3. 3 · Order a shoreline inspection

    Have a coastal or geotechnical engineer evaluate bluff stability, erosion rate and the condition of any seawall or revetment. Existing shoreline structures are not automatically safe or legally permitted, and repairs can run into the hundreds of thousands.

  4. 4 · Verify permits and dock rights

    Any seawall, bulkhead, dock, pier or jetty should have an Ohio Shore Structure Permit from ODNR, and work in navigable water may need Army Corps approval. Confirm whether a dock is deeded with the property or a shared HOA slip with fees and waitlists.

  5. 5 · Read the CC&Rs

    Check restrictions on short-term rentals, boat storage, dock design and parking. A community with rental caps or strict architectural review can change how you use the home, especially if you plan to rent it out.

  6. 6 · Budget the full cost

    Layer flood insurance (Ohio NFIP premiums average about $1,350 a year), higher property taxes, winterization and haul-out, and shoreline upkeep on top of the purchase price. Waterfront premium is often cited at 25 percent or more over comparable inland homes.

  7. 7 · Plan for the seasons

    The boating season runs roughly Memorial Day through Labor Day, and winter means lake-effect snow in the east-side snowbelt. Make sure a year-round or seasonal plan fits how you actually want to use the home.
